Countryside Sails Into Chichester - Over 6,000 Homes Now Approved In 2021

Countryside has won planning permission all over the UK in 2021 for over 6,000 homes. We have all the details including the latest which comes in Chichester for 1,300 properties.

The massive housebuilder has just handed over two phases of housing in Brent - although surprisingly was not selected by the London council for the first phases of a vast project at Northwick Park.

End of March

The end of March saw Chichester District Council’s Planning Committee not only approve the 1,300 new homes but also a primary school and a number of new community and commercial facilities at Tangmere – along with significant areas of public open space that make up around half of the site, including allotments and a community orchard. Countryside was appointed by the Council and Tangmere Parish Council to bring forward the site. The plans were shaped through two years of engagement with the local community and stakeholders to build on the identity of Tangmere and integrate with the existing community to create one connected village.

Compulsory Purchase Order

The Outline Planning application was progressed alongside a Compulsory Purchase Order process, and a decision on this is expected by the Secretary of State later this year. Following this, it is anticipated that Countryside will submit the initial Reserved Matters applications in early 2022 with construction commencing later that year.

 

Spectra Park

Also at the end of March, Countryside gained planning permission to build 500 homes at Spectra Park in Warrington. There will be 413 two, three and four-bedroom houses and 100 apartments.

Rivers Edge will mark a major investment by the developer in the town, which is also home to both Countryside offices and the company's modular panel factory.

As part of its Section 106 agreement with the planning authority, Countryside has pledged to invest £100,000 in local health services and contribute £300,000 towards transport and education.

The first homes could be available for sale as early as the summer.

 

Building bridges

Countryside even stretches its construction abilities to bridge building. The firm has completed the purchase of an 80-hectare parcel of land from Drakelow Park Group where it intends to build approximately 1,500 homes alongside major investment in community amenities, education and infrastructure - and replace the 1940s single-lane Bailey Bridge in Walton-on-Trent.

Drakelow Park sits on the east bank of the River Trent, south of Burton on the border of Derbyshire and Staffordshire. The developer is expected to carry out extensive public consultation over the coming months ahead of its submission of a detailed planning application.

Subject to planning permission, the first phase of the development will comprise approximately 1,000 homes. A further 500 homes will be delivered in the development’s second phase.

Countryside will deliver more of the development in a number of phases over the course of the next 10 years.

Countryside’s purchase of land from Drakelow Park Group was facilitated by agents, Knight Frank and Talland Capital with legal representation from Pinsent Masons and Trowers and Hamlins. Countryside is currently in negotiations to purchase an additional parcel of land on which it hopes to build a further 400 homes.

 

Up, up and away

Mid-February saw South Cambridgeshire District Council approve plans to deliver 3,500 homes on a site at Bourn Airfield, five miles west of Cambridge. With the Outline Planning Permission granted, Countryside will now submit reserved matters applications with the hope of building the first of the new homes by 2023.

 

Stockton-on-Tees

Stockton-on-Tees will see Countryside build 186 homes. To be named Siskin Park, the new development will be located in the sought after Wynyard area and will offer a range of three and four-bedroom homes. Building work is already underway.
