Grand Union Phase 2

Planning permission has been granted to the second phase of the Grand Union masterplan, which overall will create a new community with over 3,000 homes.

Drawing on industrial heritage and nature, the second phase of the development will contribute to the transformation of the previously derelict site, delivering 524 new homes and landscaped public realm set along the historic Grand Union Canal.

Located at the junction of the Grand Union Canal and the River Brent, the new development will contribute to the reconnection between the local area and its natural assets, opening up previously inaccessible parts of these waterways to local residents, while creating and improving routes to Stonebridge Park.

Public realm

The design delivers 950sq.m of landscaped public realm, including podium gardens and designated play space, with private roof terraces for residents, as well as brown roofs and wildlife-friendly planting to promote biodiversity and sustainability.

A canal-side path provides a recreational route running parallel with the line of the canal, while a seating terrace offers opportunities for dining, relaxation and socialising with water-front views.

 

Private and affordable

Designed for the St George West London Property Group (part of the Berkely Homes Group), Phase 2 will feature a mix of private and affordable homes (37%), including affordable rent and shared ownership tenures, at the former Northfields Industrial Estate in the London Borough of Brent.
