90 New Homes Planned For Lower Somercotes

Harron Homes is set to bring a new community to the Derbyshire village of Lower Somercotes, having secured planning permission and completed the purchase of a picturesque 12.5-acre site.

The upcoming neighbourhood will deliver 90 new homes in a thoughtfully designed mix of 63 private residences and 27 affordable properties, with options ranging from two-bedroom starter homes to five-bedroom family houses.

Construction is anticipated to start soon, with the first residents expected to move in by Autumn 2026.

 

Community contributions

As part of its commitment to the community, Harron will provide over £670,000 to the area through S106 contributions, supporting essential local services such as education, healthcare, and youth recreation.

Each home is built with the future in mind, featuring an electric vehicle charging point and the latest in sustainable technology, including energy-efficient air source heat pumps (ASHPs). Thoughtful ecological touches, such as bat and bird boxes, will help local wildlife thrive to create a greener community for everyone to enjoy.

 

Facilities

Just south of the A38, Lower Somercotes offers easy access to the M1, connecting residents to Derby, Mansfield, and Nottingham. Alfreton train station is close by, with regular services to major destinations including Nottingham, Leeds, Liverpool, and Norwich. With excellent local amenities and a selection of good primary schools within two miles, it’s a location that blends convenience, community, and countryside charm.
